UNICOVR Custom-made Shade Sail

shade sails for property developers, construction companies & general contractors

On the construction site, a beautiful visualization counts for less than the question of whether measurements, attachment points, and responsibilities are clearly defined. That is exactly where the typical friction losses occur with shade sails: The fabric is ordered, but the mast is positioned ten centimeters off; the tensioning distance was not taken into account during the structural work; or no one knows whether the on-site mounting has already been checked.

UNICOVR shade sails are available as custom-made products. For property developers, construction companies, general contractors, and project planners, the benefit lies primarily in a clearly definable, reproducible sail geometry that can be neatly integrated into the construction process and handover.

Shade sails in construction projects: Clarify interfaces before ordering

Before the final fabric size is determined, the supporting structure, attachment points, heights, and tensioning distances should be known. This applies to new builds as well as renovations and outdoor facilities. Changes to posts, facade points, or foundations have a direct impact on the sail size.

A simple interface list is helpful: Who provides the masts? Who calculates the foundations? Who supplies the connecting elements? Who measures the final fabric dimensions after the on-site points have been completed? The sooner these questions are answered, the less improvisation is needed shortly before final acceptance.

The right time for final measurement: Attachment points and heights are in place, but the exterior landscaping has not yet been fully handed over.

For property developers and project planners: Consider outdoor areas early on

Shade sails can be considered in the planning phase for residential complexes, neighborhoods, daycare centers, catering areas, or communal outdoor areas. Especially for recurring building types, a standardized documentation of shapes, colors, and structural boundary conditions is worthwhile – even if each sail is still measured individually.

For the planning phase, our page for architects and planning offices is also intended for this purpose.

Measurement only after reliable reference points are established

A common mistake is ordering the sail too early. Structural dimensions or plan dimensions are not automatically the later distances of the actually installed mounting points. For a well-fitting fabric, the final reference points must be clearly established – including space for tensioning and connecting elements.

For complex geometries, side dimensions and diagonals should be documented. UNICOVR free-form sails work with straight edges; concave outer edges are not part of the custom manufacturing process.

Choosing the right material for the usage concept

For pure shading, water-permeable HDPE is often a robust, airy solution. If rain protection is also desired, coated polyester is an option. In that case, gradients and water drainage must be taken into account in the design. After all, drainage directly in front of an entrance door or over a barrier-free path is not a detail, but a planning error.

Pre-calculate project variants online

Shape, dimensions, and features can be varied in the configurator. This allows different project stages and design variants to be quickly evaluated in terms of price.

Construction process, installation, and handover

  • Document final attachment points and heights
  • Define responsibility for structural analysis, masts, and foundations
  • Clearly label sails and accessories for multiple areas
  • Keep installation and removal paths accessible
  • Hand over maintenance, inspection, and weather routines to the operator or property management

Installation by our team can be requested on a project-specific basis, but will only be confirmed after checking the location, substrate, and scope. On-site load-bearing capacity and location-specific requirements must be clarified separately.

From the construction site to later operation

For residential complexes or commercial properties, the topic does not end with final acceptance. Responsibilities for inspection, cleaning, seasonal removal, and storage should be documented and handed over to the future operator. For this part, our page for property management and the housing industry is the appropriate supplement.
